REPORTING TYPES

CHECK-IN REPORT

At the beginning of a tenancy, we will prepare a comprehensive check-in report for the landlord. Unlike an inventory report, the check-in report details the condition of the property on the tenant's move-in day. Our accredited clerks will compile a thorough inventory of the property, documenting the condition of each room and its fittings. This report will include a detailed list of appliances and their conditions, as well as a record of all keys, permits, and other relevant items handed over to the tenant. Additionally, our clerks will take and document all meter readings, and where appropriate, include photographs in the report. The clarity and detail of the check-in report are crucial, as it will serve as a reference for the check-out report at the end of the tenancy and can be used as evidence in any legal disputes with the tenant.

SNAGGING REPORTS

We will compile a comprehensive snagging report for tenants, homebuyers, landlords, commercial property owners, and property developers. In the construction industry, "snagging" refers to identifying and addressing repairs or issues that need to be fixed in a property. A professionally prepared snagging report is essential for homebuyers, as it can pinpoint potential problems that could cost hundreds or even thousands of pounds to repair. Our experienced clerks will conduct a thorough walk-through of the property, both inside and out, recording any defects, damages, emissions, or necessary alterations. They will highlight areas that may not meet standards, issues that could lead to future problems, and serious concerns such as structural defects. This detailed snagging report can be shared with the landlord, contractor, developer, or property owner and serve as a basis for discussions on addressing these issues and determining responsibility for the costs.

MID TERM REPORTS

For landlords and tenants, our inventory clerks will take all utility meter readings for both check-in and check-out reports. For our B2B clients, we provide detailed commercial inventory reports tailored to your specific requirements. Whether you own one property or multiple, Capital Group can help manage them efficiently. Typically, inventory reports are prepared within 24 hours of the property inspection, and the landlord does not need to be present as long as our clerk has access to the property. Our experienced inventory clerks will work closely with you to ensure we meet your deadlines and requirements. You will be notified when reports are available, and all our reports are easily accessible electronically.

CHECK-OUT
END OF TENANCY REPORT

At the end of a tenancy, Capital Group will prepare a detailed check-out report for the landlord. Our accredited clerks will conduct a thorough walk-through of the property, assessing the condition of each room and its fittings. Using the check-in report for comparison, they will compile the check-out or end-of-tenancy report, highlighting any discrepancies. When appropriate, photographs of discrepancies or damages will be included in the report. The clerks will also record the final utility meter readings. This comprehensive report can serve as evidence in the event of a legal dispute with the tenant.
